North Adelaide offers grand terraces and bluestone character right on the parklands edge, though you will pay a premium for the postcode. Bowden and Brompton are the modern, walk-everywhere choice, with newer townhouses close to the tram. Norwood, Unley and Parkside give you leafy streets, heritage homes and some of the best main-street shopping in the state.

Prices move constantly, so I will not quote figures that will be stale next month. But the pattern holds: the closer you get to the CBD, and the more heritage character a home has, the higher the price. Apartments and townhouses let you buy in for less, while a freestanding character house on a full block sits at the top. A clear budget and a firm list of must-haves versus nice-to-haves will save you months of second-guessing.


It is also worth deciding early whether you are after a house or would happily consider a townhouse or apartment. A house on its own block gives you land, growth potential and room to extend, but it costs more and there is less of it close in. A townhouse or well-built apartment can put you in a blue-chip pocket like North Adelaide or Norwood for a good deal less, with far less upkeep. Neither is right or wrong.
